As a wholesale data center provider, we engage tenants of high credit with space requirements greater than 5,000 square feet. Because of the cost, complexity, and difficulty of migrating mission critical equipment to alternate facilities without interruption, we endeavor to retain tenants of high credit with binding, long-term triple-net leases. This enables us to rationalize pro forma cash flows and maximize investor returns.

It has been predicted that raw data storage growth will maintain between 30% - 70% compounded annual growth rate over the next five years. Innovations in technology, antiquated facilities, consolidation efforts, virtualization of web servers, and regulatory compliance issues are generating robust demand for state-of-the-art data center space that is outpacing supply. We believe that strong market fundamentals and our sound investment and development strategy, uniquely positions us in key markets to capture these market inefficiencies. Until this demand is absorbed, we anticipate that rental rates will yield sizable returns.
